Frequently Asked Questions About Residential Driveway Sealcoating
What is the process for sealing an asphalt driveway?
Before Superior Seal Coating can do anything, we make sure the area is prepped and cleaned properly. This involves trimming grass around the edges of the driveway and cleaning it with blowers and steel wire brooms. Once the area is clean, we apply crack fill and prime oil spots if necessary. Finally, when all prep is complete and dry, we apply sealcoating to the pavement. Please note: if your crack repair is extensive or slow to dry, it may be done the day before seal coating. We have more than 20 years of residential sealcoating experience, so reach out to Superior Seal Coating if your driveway needs attention.
How long should we keep vehicles off the surface after sealing?
Asphalt sealer is safe for foot traffic after 24 hours and vehicle traffic after 48 hours. Although we allow vehicle traffic after 48 hours, the sealer is not fully cured and is vulnerable to tire marks. Do not turn your tires directly on the driveway, or it will leave marks. Depending on conditions, the sealer takes 30-60 days to fully cure. Once fully cured, it is not subject to tire marks. In extreme cases, sealer may take longer to dry. Always inspect the surface thoroughly before you walk or drive on it. Dry sealer has no sheen and should be dry to the touch. If you suspect your driveway is not ready for traffic, call us before use so we can inspect it.
What happens to driveway sealer if it rains?
If a sealer is not dry, a steady period of rain could wash away the entire project. How quickly your driveway sets up is subject to a variety of factors: some driveways are waterproof within minutes, while others take several hours. Therefore, it is important that you choose Superior Seal Coating. We have extensive experience when it comes to weather and we accept responsibility for any issues caused by the weather. As a customer, it is recommended that you defer to our company’s expert opinion in making a decision about the weather. In order to have the most current and accurate information, we won’t make final decisions until the morning of the work is scheduled. If the weather is not appropriate, we will contact you to reschedule.
How long after rain can you sealcoat your driveway?
Professional sealing companies use a water-based emulsion as a sealer, so damp asphalt is not an issue. Prep includes the use of powerful blowers to remove any standing water and jump-start the drying process. If you’re concerned that damp conditions may affect the finished product, choose a company that offers a warranty against any usual wearing or product failure. A good company will stand behind their work. Superior Seal Coating offers a 1-year warranty.
Can I sealcoat my driveway myself?
Sure, sealcoating your property alone is possible. However, it’s messy and proper technique can take some time to develop. Most homeowners don’t end up saving any money by doing the work themselves. First, it's important to note that sealcoating involves more than just applying a layer of driveway sealant. Proper preparation work must be done to ensure that the sealant adheres correctly and provides optimal protection for your asphalt. This includes cleaning and repairing any cracks or holes in the surface. Additionally, different products are available on the market, each with varying levels of quality and durability. Without proper knowledge and experience, selecting the right product can be difficult. For the best results and peace of mind, it's recommended to hire a professional sealcoating company like Superior Seal Coating to handle the job for you. Our team of experienced professionals is equipped with the knowledge, tools, and materials needed to ensure a proper application and a long-lasting, beautiful finish for your driveway.
What is the best time of year to sealcoat my driveway?
As a homeowner, knowing the best time of year to sealcoat your driveway to ensure maximum protection and longevity is essential. Generally, the best time to get a sealed driveway is during the warm and dry months of the year, typically between late spring and early fall.
How long does the sealcoating process take? And how much would it cost?
At Superior Seal Coating, we understand that time and money is of the essence when it comes to completing your asphalt sealcoating project. As such, we work diligently to ensure that our process is thorough and efficient. This helps to reduce your parking lot or driveway cleaning cost while ensuring that the surface and coating properly adhere to each other. The time it takes to complete the sealcoating process varies depending on the complexity and size of the project. However, as a general rule, most residential asphalt sealcoating projects take one day to complete. However, we will ask that the driveway or parking lot remain closed for 48 hours to allow plenty of time for the sealer to set up. Please keep in mind that it may take up to 30 days for the sealer to cure fully. Once fully cured the sealer will no longer show tire marks. The driveway sealing cost is also variable and depends on a variety of factors.
Residential Driveway Services
Residential Seal Coating
Residential seal coating protects your driveway from damage caused by chemicals and weather. As unprotected driveways age, potholes and water damage become more prevalent issues. A regular preventative maintenance program of asphalt driveway sealcoating and crack filling helps to keep your driveway looking like new without the hassle of costly repairs down the road.
Residential Crack Repair
Repairing cracks and minimizing water penetration is an integral part of protecting and preserving your asphalt driveway. We will treat cracks greater than ¼” with our commercial-grade crack repair prior to blacktop sealcoating. We can help you identify and fix large patches of “alligator cracks” and failing asphalt with asphalt patching. Gaps between your driveway and adjacent nonporous surfaces are also not included. This can consist of the gap between your driveway and garage or sidewalk. This service can be provided at an additional charge but must be specified beforehand.
Parking Lot Line Painting
Superior Seal Coating is the leading line painting and striping contractor in Chester County, PA. Clear traffic markings provide safe traffic flow and maximize parking. Superior Seal Coating can evaluate your current parking area and offer an affordable, comprehensive plan for optimizing it.
Asphalt Patching
When asphalt driveway sealers aren’t enough, Superior Seal Coating can remove damaged asphalt and repair the area with an asphalt patch. If we feel your driveway would benefit from patching, an additional estimate for patching may be included with your driveway sealcoating estimate. If you believe your driveway could use patching, please specify when requesting an estimate.
Driveway Paving
If your existing driveway is too damaged for patching or asphalt driveway sealer, consider replacing or resurfacing. Driveway replacement means removing your entire existing driveway and installing new asphalt over the existing stone base. If adjustments or additional stone bases are required, it may mean an additional charge. Driveway resurfacing means adding a new layer of asphalt over your existing driveway. We’ll still remove some asphalt for smooth transitions, but generally, resurfacing is cheaper because we don’t need to remove everything. Depending on the condition, grade, and size of your existing driveway Superior Seal Coating will recommend which service is best for you. Let us know in advance when requesting your estimate if you believe you need driveway resurfacing or replacement.
