Frequently Asked Questions About Our Asphalt Paving Services

How can I tell my driveway needs to be replaced?

Image of a machine rolling out the asphalt in a parking lot Over time asphalt will begin to crack, especially if it is not properly protected with seal coating and crack repair. Simple linear cracks can be filled to prevent water penetration. Unfortunately, large patches of cracks, commonly called alligator cracks, cannot be filled. Any professional asphalt paving contractor will tell you areas of broken asphalt must be replaced. If these areas are isolated, blacktop patching is the best route. However, if these areas are widespread and include more than 25% of the driveway, we recommend blacktop paving. If you’re not sure, the best way to answer this question is to have an asphalt paving company like Superior Seal Coating provide a free evaluation: link to estimate request.

Are there different options for replacing my driveway?

Asphalt paving services in Southeastern Pennsylvania are not all created equal. There are a lot of different options when it comes to residential asphalt paving services. Most driveways have 2 components: 4-8” of crushed stone base and 2-4” of asphalt. The thickness and makeup of these layers will determine the final strength of your driveway. Two common types of asphalt are used to construct the asphalt layer: asphalt binder/base course and asphalt top/wearing course. Some driveway paving services include the base course, and some do not. Our basic quotes will typically not have a base course because it significantly increases the cost. If you are interested in an option to include a base course, please let us know. When shopping for blacktop paving, always make sure you are comparing apples to apples.

Do I have to replace the entire driveway?

No! As a top paving company in the area, we offer every service you may need, from small patches to driveway replacement. If you have a small area that is cracking or falling apart and the rest of the driveway is in good condition, we recommend you replace only that small area. This is called “asphalt patching.” Please note that the patch will not match the rest of your driveway, thus the term “patching.” However, it will be new, structurally sound asphalt. Seal coating 30-90 days after the installation of your new patch will help the area blend with the rest of the driveway.

Is every Asphalt Paving Company the same?

Not every company that offers asphalt paving services in southeastern Pennsylvania can pair that with premium sealcoating services. That means we aren’t motivated to push you in any particular direction. Other asphalt contractors want to sell large paving jobs, so they recommend replacing every driveway. At Superior Seal Coating, we want customers for life. We will recommend the appropriate service every time because we offer every service. We have no motivation to push our customers in any direction but the right one. We think that makes us the best paving company for you.

What areas do you service?

Superior Seal Coating offers asphalt paving services in southeastern Pennsylvania, specifically Chester County, Montgomery County, Delaware County, and Bucks County. Please note that paving requires heavy equipment, and travel is more expensive, so we may not offer service in all areas of the counties listed above. If you’re not sure, just ask; we’d love to be your asphalt paving company.

What is the best time to install asphalt paving?

Asphalt plants typically open in March and close around Christmas. Asphalt paving can be done anytime from March – December.

How much does it cost to install asphalt paving?

The cost of asphalt paving depends on multiple factors, including the size of the area to be paved, the thickness of the asphalt layer, and the current market prices of asphalt. But you don’t have to wonder; we offer free estimates. Get yours here.

What happens if it rains shortly after you complete sealcoating or paving?

If it rains shortly after sealcoating, the surface may suffer from inadequate curing, leading to potential damage. This is why our team at Superior Sealcoating monitors the weather forecast to schedule projects accordingly and minimize this risk.

Will power steering marks hurt my new driveway?

Power steering vehicles often leave marks on asphalt, especially when turning while stationary. To minimize damage, avoid parking in the same spot daily; as asphalt ages, its natural flexibility helps rough areas self-repair over time.

What is the most vulnerable area of my new driveway?

The edges are the most vulnerable section of your driveway. To prevent cracking in this area, avoid parking within six inches of the edge. If edges are excessively exposed, backfill the area with topsoil and promote grass growth to prevent weed penetration.

Think You Need Asphalt Paving? — A Closer Look at the Biggest Signs of Trouble

Are you concerned that you need a new driveway? We have been doing this a long time so we know the signs. Below are a few issues to look for. If you’re not sure please contact us so we can provide a no cost evaluation and estimate.

Cracks and Potholes

Image of a machine rolling out the asphalt in a residential driveway One of the most obvious signs of asphalt distress are cracks and potholes. Cracks and potholes are unattractive and hazardous. They may cause damage to vehicles in parking lots and pose a tripping risk for pedestrians. Small cracks may be fixable with sealcoating and crack repair, while larger patches of cracks and potholes require more extensive asphalt repairs.

Uneven Surface

Asphalt is relatively soft, and over time, it may begin to settle and/or depress. Pooled water or visible depressions may indicate sinking, settling, or poor drainage, which can lead to further damage if not addressed promptly. Moreover, if you notice faded or worn-out lines on your parking lot or driveway, it may be time for line striping or repainting to improve traffic flow and safety.

Signs of Aging

If your parking lot or driveway shows signs of aging and deterioration, such as discoloration, roughness, or brittleness you need to get a free evaluation from our team. Timely asphalt paving services can help prevent further deterioration, and save you from costly repairs and replacements in the future.
